Continuous Radon Monitoring · DC · MD · VA

Radon testing with reports built for real estate.

48-hour continuous monitor tests conducted to ANSI/AARST protocols, delivered as professional reports that agents, buyers, and lenders can act on — including post-mitigation verification after a system is installed.

Why test

You can't see it, smell it, or taste it — but you can measure it.

Radon is a naturally occurring radioactive gas that seeps in from the soil, and it's the leading cause of lung cancer among people who don't smoke. The EPA recommends taking action when levels reach 4.0 pCi/L or higher. Parts of the DMV sit in elevated-risk zones, and the only way to know a specific home's number is to test that home.

We use calibrated continuous radon monitors (CRMs) placed under closed-house conditions for a minimum 48-hour test, then deliver a full report: hourly readings, the test average, weather and condition notes, and a plain-English interpretation with recommended next steps.

When a Greenspring radon test makes sense

  • Buying or selling a home — transaction-ready reporting on the contract's timeline
  • After mitigation — independent verification that the new system actually brought levels down
  • Rental portfolios — baseline documentation for landlord files
  • Finishing a basement — test before you turn it into living space
  • Peace of mind — it's never been tested, or not in years

How it works

Simple for you, rigorous on our end

  1. Placement

A calibrated continuous monitor is set at the lowest livable level under standard closed-house conditions, per ANSI/AARST protocol.

  2. 48-hour monitoring

The device logs hourly radon concentrations plus tamper and environmental data for a minimum of 48 hours.

  3. Professional report

You receive a branded written report with the hourly graph, test mean, site conditions, and a clear interpretation against the EPA 4.0 pCi/L action level — formatted for real estate transactions.

  4. Next steps, honestly

If levels are elevated, we explain the options without pressure. If a mitigation system was just installed, our post-mitigation report documents its performance for the sale file.
